Chilton Place, Sudbury

This former commercial orchard was acquired by Anderson Development in 2019. Following consultation with the local Parish Council – and before a single brick was laid – a strategic woodland buffer was planted along Waldingfield Road containing more than 100 trees. This green space now frames the tranquil entranceway to Chilton Place and its traditional Suffolk design homes, with modern open-plan living space making them ideal for families. Faversham Lakes

Anderson Development took ownership of this impressive site in early 2018 and has since transformed the land to create one of Kent’s most prestigious and award-winning schemes, Faversham Lakes. The local area is steeped in history, with the site itself containing one of the largest former gunpowder works along the north Faversham coastline. When gunpowder production ceased in the early 1930s, the land was quarried, resulting in a characterful patchwork of lakes, plateaus, and embankments. As well as 330 homes – 99 of which are designated as affordable housing and will be managed by our affordable housing partners West Kent Housing Association – we have already completed and opened the site’s 50-acre Country Park. Further community benefits include a purpose-built school car park, new strategic cycleways and a brand new Headquarters for the 8th Faversham Sea Scout Group.

The Marsh Gunpowder Works

A cluster of listed buildings associated with Faversham’s historic gunpowder manufacturing process are currently being regenerated and repurposed by Anderson Development to create a vibrant and mixed-use cluster of community, commercial and residential uses. We continue to work closely with the Faversham Society to make the very best of these designated heritage assets and start a new chapter for their role in this historic Town.

The Quarry, Erith

This is possibly one of the most interesting – and most challenging – schemes that Anderson Development has been involved with in recent years. We acquired this land in 2014 and, in conjunction with L&Q, our joint venture is now delivering on a site previously considered undevelopable. The Quarry has a rich history – providing work for local people for two centuries and supplying ballast for ships and wartime building materials for the nearby armaments’ foundry. When quarrying ended in the 1960s, it was filled-in with rubble and waste materials and, as a result, the site was neglected for 30 years, with no-one prepared to accept the cost of remediation. The joint venture partnership met the specific regeneration need head-on with a proposal which secured planning permission in 2015. Our specialist expertise in complex remediation overcame several challenges in the early stages of the build, including the removal of waste and safeguarding of various protected species – including newts, slow worms and lizards – which had to be moved to a 12-acre ecology park being created on site. In addition to a public eco-walkway, more than 800 trees are set to be planted in and around the ecology area and 200 bird boxes have already been installed. The local community has been heavily involved in the planning stages and continues to be engaged with the ongoing delivery. This included their support for the provision of a 3,800 sq m, 630-pupil primary school which has taken the form of an award-winning design, colloquially named ‘the doughnut’ where every classroom looks out onto the landscape and inner courtyard. The school opened its gates to new pupils in September 2023 following its successful completion and handover to the Woodland Academy Trust. The scheme recently won top prize at the prestigious 2021 Housebuilder Awards under the ‘Best Regeneration Initiative’ category.

Dace Road, Fish Island

Anderson Development has unlocked the long-awaited regeneration of this complex series of historic Wharf-side industrial and warehouse buildings. The scheme of 42-apartnments, alongside over 8,000 sqft commercial space, is currently in build with the first phase due to complete in Summer 2024.

Legacy House, Hackney Wick

Still to this day, Legacy House is considered the very best example of regenerative development in the Hackey Wick area. The standout property was designed by StudioEgretWest and provides 42 apartments adjacent to the River Lea Navigation and a stone’s throw from the Queen Elizabeth Olympic Park. At ground floor the building provides a vibrant and independent café called ‘Rule Zero’ and a large artists’ gallery and studio.

Nine Ashes Road, Blackmore
